Why do you charge your clients for unique leads?

We wanted a pricing program that aligns our mutual interests and demonstrates that we are serious about being your long-term leasing partner, so we designed it to accomplish three things:

Charge for results: We believe in paying for performance, but that performance has to have clear definitions and the ability to be tracked to build trust and grow the client partnership. Outside the multifamily industry, the majority of industries (automotive, insurance, finance, education) have advertising models where advertisers pay for inquiries or leads for their product. It's easy to create clear definitions of a lead, easy to track, and best of all, it puts us both on the same side of the table – you need qualified leads, and we are now incentivized to provide as many as possible.

This program also works well in our industry because the number one driver of filling vacancies is a pipeline of potential renters contacting you for more information. Not all properties are created equal; some properties receive more leads due to location or rent rates, others may receive less for the same reasons. Therefore, when you pay for renters contacting you, your overall cost to fill your pipeline with potential renters directly tied to how successful we are at filling it.

Be one of your most cost-effective sources: When we developed our Lead Program pricing, we looked at cost data for over 1,000 properties across several months to determine the average cost per lead. We purposely priced our programs 10% less than the lowest source to ensure that we were delivering you value. In addition, we charge you less if you have less than 15 renters contacting you via email or phone a month, which means that you may come in under budget for us in certain months due to seasonality.

Hold us accountable: We feel strongly that we should be held accountable for helping you fill vacancies. Because we don't make money unless we help a renter find you AND interest them enough to contact you, we're constantly testing and rolling out improvements to our website to ensure that we have the best renter experience. How many other apartment advertising programs let you pay proportional to renters that contact you?

In addition, all our programs are month to month. We want you to use our program because we are providing you value, not because we locked you into a contract.

Why is your program more cost effective than paying a flat monthly rate?

Our program gives you the best of a fixed price program AND paying for results. You never pay for more than 15 unique leads in a month (we like to think of it as 15 renters contacting your property). But we don't think it's fair that you pay the same amount monthly for a property that received 15 renters inquires as a property that had 5 renter inquiries. So, if your property has less than 15 renters contact you in a month, you'll pay us less. Selfishly, we want ALL of your business, so if you pay relative to your renter traffic, it should be economic to list all of your properties.

How did you price your leads? Is it negotiable?

When we developed our Lead Program pricing, we used a NAHB study that compared cost data for over 1,000 properties across several months to determine the average cost per lead. We purposely priced our programs 10% lower than the next cost effective source to ensure that we were delivering you value.

Our rate card is based on volume discounts. We've discounted our pricing up front so that you know you are getting our best rate. In fact, we have a clause in our contract (Most Favored Nations Clause) that ensures you that another client of similar in size won't get better pricing than you. If we want you to consider us a trusted partner, we know we need to give you the best value while being fair to all our clients.

What is a unique lead?

We define a lead as a non-duplicate email directly to the property or connected phone call lasting 8 seconds or more within a given month. Think of it as charging you for every interested person that calls or emails you during the month. It's our job to promote your property so a renter contact you and we let you do what you do best…closing the lease. We don't count driving directions or brochure views as leads because the renter is not proactively contacting you where you can respond to their inquiry. We do remove duplicate emails and calls for your billing, but you will see the duplicates in your lead details.

Will I have to pay for wrong number calls or hang ups?

No, with our 8 second rule, you can tell them they have the wrong number and then hang up in plenty of time to avoid the 8 second threshold.

My property is affordable housing or under 50 units and I receive a lot of leads each month. Is there a better program you recommend for my property?

Yes. We also offer a program specifically for affordable housing and properties under 50 units. We know you have limited budgets but still need leads. Our program is a monthly fixed cost and is month to month. Click here to see rates.

How can I budget monthly if I don't know how many leads I'll receive?

That's why we've created our program so you can get unlimited unique leads and never pay for more than 15. You should budget for your monthly 15 lead rate and if you get less than 15 unique leads, you've saved money!

Do you bill for duplicate leads?

No. Each month we remove the duplicate emails and phone calls from your bill.

How can I make sure my leads are good quality?

We're working hard to provide you with tools to make it easy to track and respond to leads. This year, we've added the following features in our standard listing program at no additional cost to help you follow up on leads:

  • Lead Tracking: We track all of your leads and tell you which leads are unread so you can quickly respond.
  • Automated Lead Reminders: Reminders that you have unread email leads.
  • Call Recording: Forgot to write down the prospect's phone number? Listen to the call in manager center for 60 days.

How long do I have to commit to listing my properties?

All of our listing programs are month to month commitments, so you can cancel a property with a 30 day notice (but we'd rather work with you to resolve any conflicts and keep delivering you renters!).

What if my budget changes during the year?

Our lead program is flexible and allows you to cap the number of leads that you receive by property if you wish to receive less than 15 unique leads. If you have higher vacancy, we recommend you don't cap so you can get as many leads as possible and drive your overall cost per lead down (remember you only pay for the first 15 unique leads). But you can cap your leads as low as 5 if you have temporary budget constraints. You'll receive emails letting you know when your property is close to hitting the lead cap if you want to increase it. If not, your property will be removed from our listings and redisplayed at the beginning of the following month.

Are there any other costs associated with the lead program?

No. We don't charge set-up fees, additional monthly fees, or any other fees unless you purchase an additional product such as a Featured Property Listing.

What else is included with my listing?

The following features are included in our standard listing program:

  • Facebook and Twitter Integration
  • Distribution of your listing to a network of free listing websites (examples include Oodle, Vast, and AreaGuides.net)
  • Text number to mobile phone
  • Lead Tracking and automated lead reminders
  • Call Recording
  • Coming Mid-April…Post to Craigslist
  • Unlimited photos and floor plans

How many users does MyNewPlace have?

We experience approximately 3.5 million unique visits monthly making MyNewPlace the third largest Internet Listing Service in the US in terms of traffic.

How do I list my property?

Getting started with MyNewPlace is easy. Simply fill out the requested information here and we'll have an account manager contact you.

When will my listing be active?

Your property listing will be built active within three business days from the time we receive your information.

How can I increase leads to my property?

MyNewPlace offers a number of solutions that are cost-effective and prove to increase leads to your property. Sign up for Featured Property listings, Community Photos or Video Tours.

How can I appear at the top of the search returns in my market?

Featured Property listings appear at the top of search results. You can designate which market your Featured Property appears. You can even rotate other properties in your portfolio into the Featured Property slot of the same market.

What other products does MyNewPlace offer?

We currently offer Community Photos and Video Tours. Unlike other sources, you own the rights to use them in all your online and offline marketing efforts.

How will I make changes to my listing?

You will be given access to MyNewPlace Manager Center when part of our lead or subscription programs. With Manager Center, its easy to make changes to maintain your property listing. You have the ability to edit rents, add specials, manage photos and much more.

When will my changes be effective?

Immediately! All changes you make to your listing will be displayed in real-time.

What is the MyNewPlace cancellation policy?

Properties listed on the Lead program may cancel at any time with a 30 day written notice. Properties listed with the Subscription program are listed by calendar year.

How will I be billed?

Our invoices are sent by the 15th of the month for the month prior. We do not keep your credit card number on file and you will not be billed as soon as a lead arrives.

How do I access and sign into MyNewPlace Manager Center?

You may access MyNewPlace Manager Center by typing http://mc.mynewplace.com into your web browser or simply clicking the link provided. You may also access Manager Center through the Manager Center link in the client emails you receive from MyNewPlace.

I can't remember my Manager Center password.
